THIS INDENTURE made this 13 day of April in the fifth year of
the reign of our Sovereign Lord and Lady William and Mary by the
grace of God of England Scotland France and Ireland King and Queen
defenders of the faith yr Anno Domini 1693. BETWEEN Richard Minitie
of New Sarum in the County of Wilts Merchant of the one part and
Robert Land of Plymtree in the County of Devon and Edith his wife
of the other part WITNESSETH that the said Richard Minitie for and
in consideration that the said Robert Land and Edith his wife have
joined in levying assine[?] sur cognizance de droit come fee with
John Land and son and heir apparent of the said Robert Land and
Thomasina his wife of all that Barton Farme and demesned Lands of
Woodboar situate lying and being in the Parish of Plymtree
aforesaid unto the said Richard Minitie and his heirs the better to
enable the said John Land to grant and convey the said premises as
a mortgage and security for the repayment of the sum of four
hundred pounds with interest unto the said Richard Minitie which
said sum was borrowed of the said Richard Minitie by the said John
Land hath granted released and confirmed and by those present doth
grant release and confirm unto the said Robert Land and Edith his
wife that the capital mortgage of Woodboar also Woodboar Court and
all houses edifices buildings caiges[?] Gardens and orchards
thereunto belonging or appertaining and all the several closes or
parcels of land meadows and pasture thereunto also belonging or
appertaining with the appurtenances lying and being and which now
lye and be on the West side of the common or Kings Highway leading
from Clyst William Croftsway in Plymtree aforesaid unto the Village
of Dellford[?] within the Parish of Broadhembry in the said County
of Devon and all ways paths waters watercourses easements profits
commodities and hereditaments thereunto belonging in the possession
of the said Robert Land his assignee or assigns[?] under-tenant or
under tenants TO HAVE AND TO HOLD his said capital mortgage and his
several parts and parcels of his aforesaid lands and premises with
his appurtenances unto his said Robert Land and his assigns[?] for
and during his term of his natural life without impeachment of or
for any manner of waste and from and immediately after his decease
unto the said Edith Land and her assigns for and during the term of
her natural life AND the said Richard Minitie doth by these profits
for himself his heirs executors and administrators Covenant and
grant to and with his said Robert Land his executors and
administrators and to and with every of them That the said Capitall
Mortgage and the several parts and parcels of the aforesaid lands
and premises and every part and parcel thereof with his
appurtenances are free and clear of all and all manner of leases
grants titles charges or other incumbrances whatsoever had made
committed suffered and done by him the said Richard Minitie AND
that if shall and maybe lawful to and for the said Robert Land and
Edith his wife and their assigns respectively in manner and form
and for and during the several estates and terms aforesaid to have
hold occupy and enjoy the said capital mortgage and the said
several parts and parcels of the aforesaid lands and premises with
the appurtenances free and clear and freely exonerated acquitted
and discharged of and from all and all many manner of grants
charges or encumbrances whatsoever had made committed suffered or
done by him the said Richard Minitie or by any person or persons
claiming by from or under him IN WITNESS whereof the parties
abovenamed to these presents their hands and seals interchangeably
